$27,500 at signing (first month's rent of $2500 + purchase option fee of $25,000). The entire $27,500, plus $1,000 of each month's rent, goes toward paying down the purchase price during the 3 years of the lease. Although you have the right to buy it at anytime during the 3 years, at the end of month 36 the purchase price would be $339,000 (400,000 – 25,000 purchase option – 36,000 from the 1,000 allowed for each month of rent). We want you to have increasing motivation to complete your purchase, while giving us some income during retirement. An additional advantage to you is that during the lease I pay the home's insurance and taxes. Your main advantage (besides land in this fantastic location) is that you lock in the reducing purchase price regardless of inflation! If you've had credit issues this gives you time to recover while knowing you have the right to ownership and you're not just throwing away rent money. To make sure I'm being clear, you are planning on buying this property. Just like with a bank loan, there is no refund of any of the moneys paid.
COMPARABLES (CMAs):
In 2020 we sold 10 acres across the street and one block East (they built the blue house) for $25,000 per acre. With prices having risen, we figure this 10 acres is worth at lest that plus the Farm House, sheds and grow-house, and fencing to be worth $150,000. Which is how we came up with the $400,000 price (250,000 for the land + 150,000 for the infrastructure).
Also, there are 5 acre lots right across the street from the SE corner of this Homestead, that sold for $184,900 EACH, They have a beautiful entry way and paved drive, BUT instead of owning a 10 acre Farm and an entire hillside, with the ultimate in nature surrounded privacy, you would just have a large yard in a subdivision. and if choosing to build a new house, you wouldn’t have the convenience of having a home nearby while you build. Plus, with ours, you own a hill top with fantastic views and sunsets; whereas the (competing) 5 acre lots are down in the valley.
YOUR FINANCIAL ADVANTAGE:
To both our advantages, we are basically dividing up the enormous profit a bank and realtor takes. We don't care much about your credit rating (we are upset about what the recession and medical debt has done to so many good people). But we must have evidence of good income and at least the $27,500 (option # 2) to sign the contract (we want someone serious about owning, not just renting).
Although, if it's to both our advantage, we may choose to extend the lease purchase option in 3 years, but we are not committing to do so. This leaves us free to be retired, while giving you the many options to make money with this land. For example:
• If someone knocks on your door offering you a $100,000 more so they can build a million $ home, you get the profit!
• Self-build a new home on another section of the land.
